Meet Megan Banta

Buying or selling a home often coincides with an exciting and transitional period in one’s life. I take pride in guiding my clients through this journey, and making it as seamless as possible. I strive to make this involved process feel effortless, by managing the details and tackling the stressors before issues arise.

My first priority is to educate my clients on all aspects of the process to ensure they are fully informed and involved every step of the way. Without the burden of stress, I give my clients the opportunity to focus on the options available to them, and ultimately make a well-informed decision which best suits their needs and lifestyle.

As a third generation realtor, I am a product of my raising. I owe my beginning to my mom and business partner, Heather Coleman, who I am fortunate enough to work with and learn from in our Portland-Bend client relationships. We work closely together, and she has greatly shaped the Realtor I am today. My real estate insight and expertise stems from years of exposure and over 9 years of first- hand experience.

Maintenance & Improvements

Buying and Selling real estate isn't a transactional deal for me. My referral based business is driven by growing and supporting my community of clients. Our relationship spans during your homeownership. I will help you maintain, repair and upgrade your home through communication reminders and providing trusted referrals within my network of contractors.

Common questions

The goal is to make your home as appealing as possible to the most potential buyers before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning, or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs but chooses not to fix them, they may list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer willingly purchases the home in its current state with full knowledge of its condition.

When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.

Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market, and stage your home are also very important variables that will affect how long a home remains on the market.

Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures and fireplaces. Exceptions and details can be discussed during the negotiation process.
